How HELOC Payoff Works

A home equity line of credit usually has two phases: a draw period and a repayment period. During the draw period, many lenders let you make interest-only payments. That keeps the monthly bill low, but it does not reduce the balance unless you pay extra toward principal.

This calculator treats your monthly payment as the amount you plan to send every month. It subtracts the monthly interest charge first, then applies the rest to principal. If the payment does not cover interest, the calculator will show that the payment is too low to create a payoff date.

Ways to Pay Off a HELOC Faster

💵

Pay more than interest only

Interest-only payments keep the balance alive. Add a fixed principal amount each month so the line starts shrinking before repayment begins.

📉

Reduce variable-rate risk

Many HELOCs have variable rates. Paying down principal faster lowers the dollars exposed to future rate increases.

🚫

Pause new draws

Treat the HELOC like a debt payoff project once repayment starts. New draws reset progress and increase interest costs.

🔁

Compare consolidation options

If your rate or payment is becoming hard to manage, compare a fixed-rate home equity loan or debt payoff plan before the draw period ends.

Frequently Asked Questions

What is a HELOC draw period?

A HELOC draw period is the window when you can borrow from the line of credit, often 5 to 10 years. Many HELOCs require interest-only payments during this period, but paying principal during the draw period can lower future interest and shorten your payoff timeline.

How do I pay off a HELOC faster?

Pay more than the monthly interest charge, send extra payments directly to principal, and avoid taking additional draws while you are paying it down. Because HELOC rates are usually variable, paying principal earlier can reduce the impact of future rate increases.

Should I pay off a HELOC or credit cards first?

In most cases, pay credit cards first if their APR is higher than your HELOC rate. Credit cards often carry much higher interest, while a HELOC is secured by your home. Keep making required HELOC payments, then direct extra money to the highest-rate debt.

What happens when my HELOC draw period ends?

When the draw period ends, you usually lose the ability to borrow more and enter the repayment period. Your payment may increase because you must pay principal plus interest over the remaining repayment term instead of interest only.

Can I pay off a HELOC early?

Most HELOCs allow early payoff, but some lenders charge early closure fees if you close the line within the first few years. Check your agreement and ask your lender whether extra payments are applied directly to principal.
